Our Agreement
Serviced lets and servicedlets.com are trading names of Serviced Stays Limited, Company Number 04257645, with its registered office at Unit B, Fairway House, Links Business Park, Fortran Road, St Mellons, Cardiff CF3 0LT.
By submitting an Enquiry Form, a Booking Form or making a booking by any other means you accept these Terms and agree to pay for the accommodation requested. Your booking with us will be governed by the laws of England and Wales and you submit to the exclusive jurisdiction of the courts of England and Wales. These terms and the booking form constitute the entire agreement, and will supersede any previous agreement, between us in connection with bookings for such accommodation
Price
The prices for our apartments and accommodation are clearly marked in their description or are as communicated to you in writing. A booking fee of £30 will be payable additionally and there may be further charges for baby cots, additional beds or any other extras ordered by you. All stated prices are in pounds sterling
Reservation
The total price must be paid no later than 1 day prior to the arrival date unless otherwise agreed in writing by us.
All ‘Card Payments’ will be taken on the day of arrival.
When you submit your Booking Form together with due payment this constitutes your offer to rent accommodation from us. We shall send you an email confirming your booking to the email address supplied with your Booking Form. We may use information provided by you and at our discretion from third parties to verify your identity and identity of the payment card holder. Acceptance of your booking shall only take place when your credit or debit card is debited or other payment is cleared. No binding contract is created until your booking has been accepted by us in writing.
If you wish to extend your original reservation at any time please contact us as soon as possible and we shall do our best to accommodate you.
Cancellation
If you are a consumer (i.e. you are not booking for reasons wholly or as part of your business and you are not a business) you may cancel your booking by notifying us in writing within 7 days of receipt of confirmation of your booking. If you are not a consumer you may cancel your booking by notifying us in writing within 48 hours of receipt of your booking.
If you do not pay the balance of the total price on time we may cancel your booking. Any booking fee and any additional charges will not be refunded and we reserve the right to charge you a cancellation charge up to the full amount of the total price. For the avoidance of doubt this includes any booking fee.
If you wish to amend or cancel your booking you must advise us in writing as soon as possible. We will do our best to assist you. We may make an additional charge for changing a booking (including additional charges if alternate or higher specification accommodation is sought) and if you cancel we may charge you or retain up to the full amount of the total price and the booking fee.
We may cancel your booking at any time. We may also amend your booking at any time and in such circumstances we shall do our best to provide you with comparable accommodation.
If you (or any person specified on the booking form) do not stay for the full period of the booking you will not be entitled to any refund unless agreed by us in our discretion and subject to the accommodation being re-let and deduction of an administration fee.
Methods of Payment
We can accept the following methods of payment: All major credit/ debit cards including VISA, Master Card or Switch (surcharges may be applied by the bank/credit card company) banker’s draft, electronic bank transfer (bank details are available upon request). When making payment it is important you supply all information we specify. If paying by card your card may be debited prior to our acceptance of your booking. We do not accept cash.
If paying by credit or debit card you authorise us to debit the full amount payable for the booking and to debit further amounts payable by you for telephone usage, additional facilities provided (such as baby cots, additional beds etc) and for any damage caused to the accommodation or its contents.
If you intend to pay by bank transfer this must reach our account net of all bank charges. Please ask your bank to show your name and invoice number on the transfer. A copy of the transfer should also be sent to us.
Accommodation
Although accommodation is confirmed in advance the exact apartment cannot be guaranteed prior to arrival.
You may occupy your accommodation from 14.00 pm on the day of arrival and must vacate by 10.30 am on the day of departure, if you stay after this time we may charge you for an additional day of occupation.
Collection/delivery of keys and check-in is between the hours of 14:00 pm and 19.00 pm Monday to Friday. If your arrival or departure times fall outside of these times you must give a minimum of 72 hours notice in order to co-ordinate the necessary arrangements which may incur additional charges payable by you.
We will provide fresh linen and towels to your apartment on the days specified by us. Weekly refresh cleans will commence from 10.00 am on the specified day. If the cleaner is turned away or unable to access the accommodation for any reason cleaning will not be re-scheduled and will take place next on the next specified day unless otherwise agreed in writing with us.
Unless we have agreed otherwise, your accommodation must only be used by the people specified on the booking form. You are responsible for any damage or loss to the accommodation or any of its contents during your stay. It is a condition of your booking that you have adequate insurance to cover the accommodation’s contents and your personal belongings. All our accommodation is strictly non-smoking. You shall not use or permit use of our accommodation for any immoral or illegal activity.
If you use the telephone during your stay all calls will be charged, these are not included in accommodation charges.
