Terms and Conditions

Confirmation of Reservation

To confirm a reservation we require a completed booking form together with authorisation for the either the full amount or 25% of the total rent (if your start date is more than 8 weeks away). The total apartment charges must be paid no later than 8 weeks prior to arrival unless otherwise agreed in writing. If you wish to extend the original reservation we require 7 days notice prior to your original departure date, unless otherwise agreed.

Method of Payment

We are pleased to accept the following methods of payment (bank details are available upon request): All major credit/ debit cards including American Express (2% surcharge, 3.5% surcharge for Amex), Company Cheque/bankers Draft, bank Transfer:

If you intend to pay by bank transfer this should reach our account net of all bank charges. Please ask your bank to show your name and invoice number on the transfer. A copy of the transfer should also be posted.

For reservations made within 8 weeks of commencement of stay then full payment, by cleared funds, is required at the time of booking.

Should payment not reach us within the required time we reserve the right to cancel any reservations made and the deposit will be forfeit.

Please note that under no circumstances do we accept cash as method of payment.

Accommodation & Occupancy

Although accommodation is confirmed in advance the exact apartment cannot be guaranteed prior to arrival.

Extra sleeping accommodation can be provided in some apartments at an additional charge.

Arrivals and Departures

Apartments are reserved from 14.00pm on the day of arrival to 10.30 am on the day of departure. All additional hours will be charged as one day unless otherwise agreed. Collection/delivery of keys and check-ins are during the hours of 14:00 pm and 19.00 pm Monday to Friday. If your arrival times fall outside of these times, please give us a minimum of 72 hours notice in order to co-ordinate the necessary arrangements.

Cancellation

If the client does not pay the balance due at the prescribed time, we reserve the right to cancel the booking. In this event, or if the client cancels after the booking is confirmed, the deposit and booking fee will be forfeited. Additionally, if a cancellation is made 28 days prior to arrival date and acknowledged by us, then full refund less deposit and booking fee will be refunded. Where cancellation is received less than 28 days prior to arrival refunds are made at our discretion and subject to the apartment being re-let. No refunds will be made for non-arrivals. Cancellations must be made in writing.

Duration

Guests who do not stay for the full period of their booking will be charged for the full duration, unless otherwise agreed and subject to the accommodation being re-let. Any refunds are at our discretion and subject to the deduction of an administration fee. Guests are advised to take out adequate travel insurance.

Telephone Charges

Telephone calls are charged for separately and are not included in accommodation charges.

Security deposit / End of tenancy charges - Security deposits are fully refundable 28 days after departure less any telephone call charges, the cost of any damage that occurs during your stay, as well as any outstanding or additional charges incurred. If credit card details are being held as guarantee, we will notify you of the charges prior to deducting from your credit card.

Please note that your accommodation charges cover an end of tenancy clean of up to two hours. Any time beyond this you will be subject to a minimum charge of £50.00.

Loss or Damage

The Serviced Letting Company cannot be held responsible in any way for loss of, or damage to, contents, furniture, fittings or any personal belongings at the property. Nor can we be held liable for the acts or defaults caused by third parties. You are advised to ensure your own insurance policies cover loss or damage to personal property during your stay.

Pets

We regret that pets are not allowed in our apartments.

Car Parking

Parking is not guaranteed for the apartment unless otherwise stated.

Cleaning & Linen

We will provide fresh linen and towels to your apartment on the days specified by us. Weekly refresh cleans will commence from 10.00 am on the specific day, if the cleaners are turned away for any reason, then the cleaning will not be re-scheduled until the following week.

Services

The Serviced Letting Company cannot be held responsible for any failure or interruption of services to the apartment, including electricity and water, or any damage, disruption or noise caused as a result of repair works being carried out in another part of the property.
